WHY DO I NEED A CMA WHEN I CAN JUST GO ON ZILLOW FOR A HOME VALUE ESTIMATE?

Many homebuyers rely on real estate apps like Zillow and Redfin, but unfortunately, Zillow “Zestimates” are not appraisals and often miss the mark, either overvaluing or undervaluing a home’s actual market value by as much as 10-20% which can translate into a lot of wasted time and money overall. A Comparable Market Analysis (CMA) from an experienced Realtor is often the best indication of value for a few reasons: (1) it is far cheaper and faster than a formal appraisal; (2) it is often more accurate than appraisals and far more accurate than a Zillow, Trulia, Redfin, etc. estimates.

WHY DO I NEED AN AGENT WHEN I CAN LIST MY PROPERTY WITHOUT ONE?

People do not hire agents because they cannot sell their own homes (because they absolutely can!). People hire agents like me because an agent will get you the best price in the shortest amount of time with the least amount of stress and hassle.

You might be tempted to avoid a real estate agent, save the commission, and just sell your home yourself—also known as “for sale by owner” (FSBO). While tempting, in most cases the risks of going it alone likely outweigh the benefits. Risks include having few potential buyers (let alone qualified buyers), making emotional decisions, not knowing how to negotiate properly, and not having enough free time to dedicate to finding a buyer. One of the biggest risks of FSBO is not having the experience or expertise to navigate all of the legal and regulatory requirements that come with selling a home.

I am so sorry you had an agent that failed you. You wanted to sell, you interviewed agents, you signed a listing contract, you took your home to the market, but your agent failed to deliver where they should have in a market that is booming.
